Understanding VA Loan Entitlement

Your VA entitlement is the amount the Department of Veterans Affairs guarantees on your loan. 

There are two types of entitlement every eligible veteran should know:

1. Basic Entitlement

  • The VA provides a basic entitlement of $36,000 or up to 25% of a loan amount up to $144,000.

2. Bonus (or “Tier 2”) Entitlement

  • This applies when your loan amount is above $144,000.

  • The VA will guarantee up to 25% of the loan amount, depending on your county’s conforming loan limit  often allowing veterans to buy a home with no down payment even on higher-priced homes.

Using Your Entitlement Again

You don’t lose your entitlement forever after using it!
You can:

  • Restore your entitlement once a prior VA loan is paid off and the property is sold.

  • Reuse your entitlement if you’ve repaid your VA loan in full, even if you still own the home.

  • In some cases, have more than one active VA loan if your entitlement hasn’t been fully used.


If you later sell that home and pay off the loan, your full entitlement can be restored  ready to use again on your next home.
